About this calculator

Home finance in Egyptian banks comes in two kinds: subsidised CBE initiatives at a rate fixed for the whole term, and finance at the bank's market rate. Both are computed on a reducing balance — each month's interest is charged only on what is still owed.

Initiatives cap the borrower's individual and family income and the unit's price, and require a finished home for permanent residence. Market-rate finance has no income cap but costs far more.

Why a calculator of its own? Personal and car loans are usually quoted flat, on the full amount, over a few years; home finance runs up to 30 years and every bank sets its own financing share, term and installment-to-income ceiling — so the installment differs widely at the same headline rate.

FAQs

Is the initiative rate fixed for the whole term?

Yes — the initiative rate is subsidised, fixed for the whole term and charged on a reducing balance.

What does “net income” mean?

Income after tax and social insurance. When the income certificate shows the gross figure, banks usually deduct a share of it to estimate the net.

Why are my numbers outside a bank's limits?

Each bank has recorded limits — the largest share of the price it finances, the largest amount, the longest term and the highest installment-to-income ratio. The limit your numbers break is flagged; try a larger down payment, a longer term or another program. Being within the limits is not an approval: income and unit-price caps are in each bank's own terms.

Does the installment include admin fees and the maintenance deposit?

No — it is computed on the amount financed only. Some banks spread admin and maintenance fees over the term at the initiative rate; check the bank's product details.
