• The financing supports ADD Properties’ long-term growth strategy and the development of a new Grand Hyatt-branded hotel near the Grand Egyptian Museum and the Pyramids of Giza.

• Technical assistance to support green building certification, skills development and stronger corporate governance across the company’s hotel portfolio.

The European Bank for Reconstruction and Development (EBRD) is arranging a USD 265 million financing package to support the expansion and modernization of the hospitality business of ADD Properties, a member of Sami Saad Holding in Egypt.

The EBRD is acting as initial mandated lead arranger and bookrunner, and is providing the largest tranche, at USD 127.5 million. The International Finance Corporation (IFC), as a mandated lead arranger, is providing a USD 60 million loan under the Mutual Reliance Framework.

Emirates NBD Egypt is participating as mandated lead arranger, global facility agent and onshore account bank, with financing of USD 40 million. DenizBank AG, part of Emirates NBD Group, is serving as offshore security agent and offshore account bank.

The National Bank of Egypt is also providing a USD 37.5 million loan as mandated lead arranger, local facility agent and onshore security agent, in addition to acting as onshore account bank. EFG Hermes, part of EFG Holding, is acting as sole financial advisor and bookrunner on the transaction.

The financing aims to strengthen ADD Properties’ capital structure, support the continued growth and development of its hotel portfolio and enhance the value of its assets during a phase of significant capital investment, a major part of which is anchored by the development of a new Grand Hyatt-branded hotel in West Cairo.

The company’s expansion supports Egypt’s national tourism strategy and enhances hotel services in one of the country’s fastest-growing destinations, where cultural and leisure tourism are expanding rapidly, driven by the opening of the Grand Egyptian Museum and ongoing development of the Pyramids Plateau.

Bassel Sami Saad, Chairman of ADD Properties, said: “This partnership reflects the confidence of leading international and regional financial institutions in Egypt’s investment potential and in ADD Properties’ long-term vision. Together with our partners, we are developing sustainable hospitality projects and branded residences carrying international hotel brands, in line with Egypt Vision 2030. The new Grand Hyatt, overlooking the Grand Egyptian Museum and the Pyramids of Giza, embodies our ambition to create lasting value while celebrating Egypt’s extraordinary heritage.”

Vlaho Kojakovic, Director for Real Estate at the EBRD, said: “Egypt’s tourism sector has great potential to drive investment, create jobs and deliver sustainable economic growth. This financing reflects the strength of the partnership between the Bank and ADD Properties, and our shared ambition to support the long-term development of a more sustainable and competitive tourism sector in Egypt.”

He added: “By supporting the company’s continued growth and its investment in high-quality hotel infrastructure, including the new Grand Hyatt in West Cairo, we are helping strengthen Egypt’s tourism offering while raising standards of sustainability, skills and corporate governance. We look forward to building on this partnership as ADD Properties continues to grow and invest in Egypt’s tourism sector.”

Ary Naïm, IFC Division Director for North Africa and the Horn of Africa, said: “The tourism industry is a powerful engine of job creation and economic development worldwide, and Egypt has great potential to make the most of its unique cultural and natural assets to achieve these goals. Our financing, in partnership with the EBRD and others, will help ADD Properties expand and develop its capacity while strengthening sustainability and resilience, creating opportunities for local businesses and communities, and mobilizing private capital.”

Amr ElShafei, Chief Executive Officer and Managing Director of Emirates NBD Egypt, said: “Our participation in this landmark financing reflects Emirates NBD Group’s firm commitment to supporting economic growth in Egypt and advancing the development of the strategic real-estate and hospitality sectors. We are proud to support ADD Properties, a prominent real-estate and hotel developer, in executing its growth strategy.”

He added: “Emirates NBD Egypt, together with DenizBank AG, will combine the strength of our regional banking network with our international capabilities to support the execution of a large and complex financing transaction. Our collaboration with the EBRD, the IFC and the National Bank of Egypt underlines the value of strong banking partnerships in supporting high-quality investments.”

Mohamed El-Etreby, Chief Executive Officer of the National Bank of Egypt, said: “This long-term syndicated credit facility reflects NBE’s commitment to supporting strategic sectors, foremost among them tourism, a vital pillar of the Egyptian economy and a key driver of sustainable growth, foreign-currency earnings and job creation. This strategic financing alliance underlines our commitment to strengthening partnerships with leading international financial institutions to support high-impact projects that help cement Egypt’s position as a leading global tourism destination.”

The financing is accompanied by technical assistance to deliver inclusive, environmentally conscious and market-relevant training programs for young women and men in Cairo and Hurghada, improving the availability of skilled labor in Egypt’s hospitality sector.

The technical assistance will also support improvements in corporate governance through an action plan to strengthen ADD Properties’ governance practices. It will further support a green transition across the company’s portfolio, including the development of a hotel with high environmental performance and LEED (Leadership in Energy and Environmental Design) Silver certification for existing assets.

Through this investment, the EBRD renews its commitment to supporting Egypt’s tourism sector, fostering sustainable growth and raising the quality and resilience of hotel infrastructure.

Egypt is a founding member of the EBRD, which has invested more than EUR 16 billion in 238 projects across the country since 2012.
