  • The mortgage finance sector will see more syndicated contracts in the coming period

  • The new mechanism is a step towards developing mortgage finance tools in the Egyptian market

  • The mechanism gives financiers an added advantage in sharing risk

  • The new contract will open the door to more joint transactions in the coming period

United Finance, a subsidiary of The United Bank, and Tamweel Mortgage Finance, one of the companies of Tamweel Holding Group, have signed their first syndicated mortgage finance contract, worth EGP 120 million, to finance residential units for individuals. The two companies are targeting syndicated mortgage finance contracts worth up to EGP 500 million during the current month.

The contract was signed by Ahmed Adel Hammouda, Head of Business at United Finance, and Karim El Batouty, CEO of Tamweel Mortgage Finance, in the presence of Maher Abousteit, Chairman of United Finance, and Mohamed El Kahky, Chairman of Tamweel Holding.

Maher Abousteit said that concluding the company's first syndicated mortgage finance contract with Tamweel Mortgage Finance is an important step towards developing mortgage finance tools in the Egyptian market and opens the way for further cooperation between finance companies to meet customers' financing needs.

Abousteit added that syndicated finance is a flexible mechanism that supports the sustainability of mortgage finance and helps spread risk among the participating companies, allowing each company to take part in larger financing transactions while sharing exposure among more than one financier.

He explained that the new mechanism responds to the needs of the current stage, amid the continued rise in property prices and growing financing needs for buying residential units and funding major projects, strengthening finance companies' ability to meet the growing demand for mortgage finance.

He noted that having more than one company finance a customer broadens the range of transactions companies can carry out, both in terms of financing value and the type of units and projects targeted, supporting market growth and giving finance companies more room to deploy their financing capacity.

He stressed that relying on standardised contracts approved by the Financial Regulatory Authority (FRA) is a key element in applying the syndicated finance mechanism, as it ensures clarity over the roles and obligations of the parties involved in the financing, supports transparency and protects the rights of all parties, reinforcing the stability of the mortgage finance market.

For his part, Mohamed El Kahky, Chairman of Tamweel Holding, said the first contract concluded by the two companies is worth up to EGP 120 million to finance residential units for individuals, with the financing split equally between the two companies.

He added that the two companies aim to build on this experience by concluding new syndicated mortgage finance contracts worth up to EGP 500 million next month, as part of expanding the use of the new mechanism and strengthening the financing capacity of companies operating in the market.

El Kahky expects the mortgage finance sector to see more syndicated contracts in the coming period, especially with continued rises in property prices and the effects of inflation on customers' purchasing power, which increase the need for more flexible financing tools able to accommodate the high values of property units.

He explained that the syndicated mortgage finance mechanism allows more than one mortgage finance company to take part in granting a single financing to a customer by pooling the participating companies' financing capacity, which provides greater financing liquidity and helps make finance available for units and projects that require high values.

He said expanding this mechanism aims to strengthen the financing capacity of mortgage finance companies and keep pace with successive rises in property prices, while increasing the volume of financing granted in the market by drawing on the financing capacity of more than one party to execute a single deal.

He added that syndicated finance is one of the tools that can help mortgage finance companies deal with the growing size of financing required, especially given changes in property prices and the higher amount of financing needed to buy units, which may make having more than one financier on a single contract a more suitable option for high-value financing transactions.

Ahmed Adel Hammouda said the success of the first syndicated finance deal between United Finance and Tamweel Mortgage Finance opens the way for more joint transactions in the coming period and for using the mechanism to support the growth of mortgage finance in the Egyptian market.

He added that the mechanism will help companies offer customers larger financing through tools that allow financing to be spread across more than one party, as well as strengthening and exchanging expertise among mortgage finance companies, raising the efficiency and quality of the mortgage finance services offered to customers.

Karim El Batouty said syndicated mortgage finance contracts offer an added advantage for mortgage financiers, particularly in sharing risk among the companies taking part in the financing.

He explained that having more than one financier on a single contract allows the financing amount and its associated risks to be distributed among the participating parties, giving companies greater ability to enter high-value financing transactions while maintaining appropriate levels of risk management.

Syndicated mortgage finance allows finance companies to cooperate in financing a single customer instead of one company bearing the full financing amount, with the financing split according to the agreement between the participating companies. This raises the sector's available financing capacity and supports its ability to handle large-value transactions.

According to Financial Regulatory Authority data, Egypt's mortgage finance market saw notable growth in the first half of 2026, with total mortgage finance granted by companies rising to about EGP 28 billion, an increase of nearly 25% compared with the first half of 2025. Mortgage finance granted in June alone reached about EGP 7.67 billion, compared with EGP 5.54 billion in the same month last year, growth of 38.4%, while the number of contracts in the month rose to 2,297 from 1,922 in June 2025, an increase of 19.5%.

Outstanding mortgage finance balances at mortgage finance companies also rose to about EGP 63.8 billion at the end of June 2026, from EGP 47.3 billion at the end of June 2025, an increase of EGP 16.5 billion.
